OUR PROCESS

We're with you every step of the way, from the design stage to finished home. We've got great processes to ensure you get the home you're proud of.

1. Design discussion

Before we begin Designing, we discuss your wish list, budget and needs. Based on our discussion, we engage an Architect to begin designing your new home.

2. Concept design

Design concept drawings allow you to visualise how your new home will look, and how it will sit on your site. It may take a couple of drafts to achieve your desired vision.

3. Estimated price

Once you are satisfied with your design concept drawings, we can obtain estimated construction costing. A few weeks later, we present you with a Price & schedule which will note what is included and excluded.

If the price for your plans is within your budget, you can confidently take the next step. If beyond your budget, then the plans can be altered at this early stage before any more time and money is invested.

4. Quote acceptance

Once you have accepted the quote, we provide you with a Master Builders Contract. Upon you signing the agreement, a contract deposit will be invoiced.

The Architect can then commence on Drawings for submission to Council. The working drawings typically take six weeks to complete, but if Engineering input is required this will take longer.

5. Working drawings and fixed price

Once Plans have been finalized and submitted to Council for Consenting, we will quantity survey the detailed Plans to provide you with the exact costs and a Fixed Price Contract.

The Council process is usually a further 20 working days.

6. Construction time

Construction begins when your plans have been approved by Council, and the building consent is granted. Construction will be managed by our experienced Project Manager.

No two clients or houses are the same, but we have developed systems to ensure every project is a total success for all concerned – You, the Architect, Us, and other members of the project team.

You will have access to our online project Management software, which is easy-to-use with 24/7 access to the Construction Calendar, photos, and more.

We understand the vital importance of keeping communication lines open through the entire process to ensure this is an enjoyable and stress-free project for you!

7. Completion and handover

Professional cleaners will give your new home a thorough clean, leaving it spotless for you to move in. Then comes the most exciting part – handing over the keys to your new home!

We will provide you with Maintenance and Care procedures, and a list of subcontractors and services used on the project for your future reference.


8. Support and maintenance

We stand by our Quality workmanship, and provide ongoing support. Our Project Manager will be in touch with you to arrange a 90-day Maintenance check.

We provide a 10 year Master Builders Guarantee for your peace of mind.
